Set rates, minimum stays and restrictions

2 min read

Rates & Availability is where you decide what a night costs and, just as important, which stays you are willing to accept. Each restriction has a plain meaning and a moment when you will be glad it exists.

Nightly rates by date and unit type

Rates are set per night, by date and by unit type. Summer can cost more than November, the balcony doubles can cost more than the standard ones, and the festival weekend can cost what it is honestly worth. Check the nightly rate on every unit type, in every season you have configured. Gaps here are silent, and a silent gap is how a peak week sells at January prices.

Minimum and maximum stay

A minimum stay keeps out the bookings that cost more than they earn. Without one, a one-night booking lands on a peak Saturday and blocks the whole weekend for guests who wanted three nights. Two or three nights minimum on weekends and in high season is a sensible default. Maximum stay caps how long one booking can run, useful where local rules treat long stays differently, or where you would rather not sell all of August to one guest at a standard rate.

Closed to arrival

Closed-to-arrival lets guests stay through a date but not begin their stay on it. Use it on changeover-heavy days. If Saturday already piles up checkouts and cleanings, closing it to arrival takes new check-ins out of the scrum, and fresh stays simply start on Friday or Sunday instead.

Closed to departure

The mirror image. No stay can end on a closed-to-departure date. Handy for mornings when a checkout would be genuinely awkward, like the day of the village festival when the road is shut, or the one day a week nobody is available to turn the unit around.

Stop-sell

Stop-sell closes dates to new bookings entirely. Existing bookings stay, nothing new lands. Use it for renovations, repainting weeks or any stretch when the unit exists but should not be sold. It beats pricing dates absurdly high and hoping, which fails exactly once, at the worst possible price.

Start with rates and a weekend minimum stay, then add restrictions as real situations demand them. Every rule you set here is a bad booking you never have to untangle.
