Revenue management
Revenue management is the discipline of maximising what your calendar earns: setting the right price for the right dates, deciding minimum stays, and choosing when to discount and when to hold firm. It is how hotels have priced for decades, applied to short-term rentals.
In practice it comes down to a few metrics, occupancy, ADR and RevPAR, and a feedback loop: watch demand, adjust rates and restrictions, measure the result. Dynamic pricing tools automate the day-to-day adjustments, but revenue management is the wider strategy those tools serve.
